What Is a TP Zone, Actually?

It's divided into Town Planning (TP) schemes — numbered zones, each covering a defined area with its own land-use plan, infrastructure timeline, and pricing tier. This is the single biggest reason two plots both labeled "Dholera residential plot" can be priced 3–4x apart. It isn't the plot — it's the zone.

TP1: Closest to the Activation Area

TP1 sits nearest to Dholera's Activation Area — the first zone where DSIRDA has prioritized road, water, and power infrastructure rollout. Because it's furthest along in development, TP1 residential plots typically carry the highest price band of the residential zones.

Who TP1 suits:** Buyers prioritizing shorter timelines to livability and infrastructure certainty over entry price. If your goal is to build or move in sooner rather than land-bank for the long term, TP1 deserves a closer look — even at its premium.

TP2: The Balanced Middle Zone

TP2 sits adjacent to TP1 and generally carries a mid-tier price band. Infrastructure rollout here trails TP1 but is still on DSIRDA's active development schedule, meaning the gap tends to narrow over the medium term rather than remain fixed.

Who TP2 suits:** Buyers who want measurable proximity to the most-developed zone without paying TP1's full premium — a common choice for those planning a 5–7 year hold rather than immediate use.

TP4 (Including B2): The Value Entry Point

TP4, and its B2 sub-zone specifically, generally sit further from the Activation Area and carry the most accessible price band among SIR-zoned residential plots. This is also where a meaningful share of SCO (Shop-Cum-Office) and mixed-use plots are concentrated, alongside pure residential inventory.

Who TP4/B2 suits:** Buyers focused on the lowest entry cost within the SIR boundary itself, comfortable with a longer runway before the zone reaches the infrastructure maturity TP1 already has. This is also the zone most often compared against outside-SIR villages (Aakru, Valinda) by buyers weighing "inside SIR at TP4 pricing" against "outside SIR at village pricing" — two genuinely different risk/timeline profiles worth understanding separately rather than assuming one is simply cheaper than the other.

  • Balance of cost and development timeline: TP2
