TP4B2 Dholera Plots Residential & SCO Guide

Explore TP4B2 Dholera plots: what the name means, residential vs SCO use, road access, planning phase and the legal checks to make before you buy.

TP4B2 Dholera: What Residential and SCO Plot Buyers Should Know in 2026

TP4B2 is a location reference used for plots in Town Planning Scheme 4 of Dholera SIR, around the village of Bhangadh. “TP” stands for Town Planning scheme and “4” is the scheme number. We could not find an official definition of the “B2” suffix, so confirm it against your documents. According to the Gujarat government’s Dholera portal, Phase-I of the SIR covers TP 1 and TP 2, so TP-4 belongs to a later phase. Buyers should therefore check the final plot number, the permitted use, the road access and the planning status of the exact plot, and plan for a longer holding period.

What Does TP4B2 Mean?

Dholera SIR spans about 920 sq km across 22 villages. The Gujarat government’s Dholera portal says the area is organised into six Town Planning schemes, prepared under the Gujarat Town Planning and Urban Development Act, 1976. A Town Planning scheme reorganises land into planned plots, roads, open spaces and public facilities, so that owners receive “final plots” on a layout rather than their original irregular holdings.

In “TP4B2”:

  • TP4 is Town Planning Scheme 4.
  • B2 is a sub-reference. We found it used in property marketing and local planning discussions, but we did not find an official explanation of it.

That last point matters. A name in an advertisement is not a legal description. The record that counts is the final plot number within the sanctioned scheme.

Where TP-4 Sits in Dholera’s Phasing

The Gujarat government’s portal describes Phase-I as TP 1 and TP 2, covering about 153 sq km. That means TP-4 is not part of Phase-I. This does not make it a poor location. It means roads, utilities and services are likely to reach it later than the schemes in the first phase, and you should expect a longer wait.

One local planning summary describes TP-4 as a mixed-use scheme of about 60 sq km that includes villages such as Mundi, Sandhida, Bhangadh and Hebatpur. This is a third-party description. Villages can straddle more than one scheme, and published sources disagree about some boundaries, so rely on the final plot number in your documents. For how the zones compare, see TP zones explained.

The Gujarat portal describes all six schemes as sanctioned in draft form. Some other sources describe later stages for particular schemes. Because the status of a scheme can change, ask for the current sanction stage of the scheme that covers your plot.

Bhangadh in Brief

Bhangadh is a village in Dholera taluka, Ahmedabad district, and one of the 22 villages in the SIR. The 2011 Census recorded about 2,330 people in 362 households, a rural baseline from before the project took shape. Today’s population is not known from the sources we checked. The point for a buyer is simple: this is a developing area, and the quality of daily services will depend on what gets built around it.

Why Buyers Look at TP4B2

Interest in TP4B2 comes from its position within a large industrial region. Dholera is the site of a planned semiconductor fabrication plant, a planned international airport and a 109 km expressway to Ahmedabad that opened in 2026. If employment grows, supporting housing, shops, offices and services may follow.

Each of those links is a plan or a target, though. A semi-high-speed rail line was approved in May 2026 with a completion target of FY 2030-31, and the airport has a year-end 2026 launch target as of mid-October reports. We have not verified how close any of these will be to Bhangadh, so treat them as regional context, not as features of a plot. Future demand will depend on real population growth, completed infrastructure and permitted land use.

Residential Plots vs SCO Plots in TP4B2

Our listings in this location include SCO plots such as Ridhi 966/1, along with a residential project, Sidhi 857. The two plot types serve different goals.

Residential plots are intended for housing, subject to the development regulations that apply. They suit buyers who want to build a home and can wait for services to mature.

SCO plots are associated with shop-cum-office use. Their exact permitted activities depend on the sanctioned planning documents, and an SCO label does not by itself mean you can live on the plot, run any business you like or build to any size. Ask for the zoning certificate and the list of permitted uses for the specific plot.

Some buyers choose SCO property because they are interested in business use or rental income. If that is your goal, remember that rent depends on tenants, and tenant demand in a developing area takes time to form. Do not assume that a plot will earn rent just because it is in a commercial category.

Building rules also depend on the road. DSIRDA’s draft development regulations link permissible building parameters, such as floor area, height and setbacks, to the width of the road the plot faces. So two plots of the same size can have different building potential.

Road Access: A Planned Road Is Not a Built Road

Road access is one of the most important checks in a developing area. Our Ridhi 966/1 listing mentions a 70 m FP road. “FP road” refers to a road shown in the Final Plot layout of a Town Planning scheme.

A road on a plan is not proof of access today. Before you pay a booking amount, confirm:

  • Whether the road in front of the plot has been built, and what condition it is in.
  • Whether the plot has legal access to that road.
  • Whether any road widening or planning restriction affects the plot.
  • How you would reach the plot by an existing road right now.

A proposed road alignment should never be treated as proof that you can reach the plot.

Distance to the Tata Plant and Other Landmarks

Many listings describe plots as “near the Tata semiconductor plant.” Sources disagree about the distance from Bhangadh. The Government of India’s SEZ notification for the Tata unit lists plots in Town Planning Scheme 2A at Dholera village, and some third-party sources place the plant further from TP-4 than others describe.

So ask for the road distance from your exact plot to the places you care about, measured on the road you would actually use. A straight-line distance on a map can be much shorter than the real journey.

Documents to Verify Before Buying in TP4B2

Before paying a booking amount, ask for the following, and have a property lawyer review them:

  1. Survey number and final plot number, matched to the sale papers.
  2. Official location and Town Planning scheme records, including the sanction stage.
  3. Title documents, including the chain of ownership.
  4. Land records, such as the village form 7/12 and 8A, which you can view on Gujarat’s AnyROR portal.
  5. An encumbrance search, available through the state’s GARVI registration portal for registered deeds, typically over at least 30 years.
  6. Approved land-use classification and the zoning certificate.
  7. Development and construction permissions that apply to the plot.
  8. Road access and utilities status, in writing.
  9. Complete pricing and registration details. In Gujarat, stamp duty is 4.9% and registration is 1%, together about 5.9% on top of the price, charged on the higher of the agreement value or the Jantri value.

These checks help you understand exactly what you are buying. You can see the properties we currently list on our properties page.

Is TP4B2 Suitable for Long-Term Investment?

TP4B2 may interest buyers who want exposure to Dholera’s planned development and can hold land for years. Still, property investment carries uncertainty, and it helps to think in scenarios.

  • If infrastructure and hiring move quickly, nearby services could arrive sooner, and buyers who planned to build may find the area more practical.
  • If progress is gradual, which is the most likely case for a later-phase scheme, demand will build slowly and holding periods will stretch.
  • If projects slip, you may wait much longer than planned.

Land prices may not rise evenly across the region, and resale demand can differ between individual plots. Compare TP4B2 with other locations on the basis of documentation, infrastructure and realistic timelines, and do not buy only for expected appreciation. Keep enough funds aside that you never need to sell on a deadline.

Who May Find TP4B2 a Good Fit?

It may suit buyers who can hold the plot for several years, are comfortable with a developing area, and have checked that the plot’s zone matches their purpose. It may be a weaker fit for buyers who want a ready-to-live neighbourhood soon, who need immediate services, or who might have to sell quickly.

Final Thoughts

TP4B2 should be evaluated as a specific property location, not simply as part of the wider Dholera story. The strongest buying decisions come from understanding the exact plot, its permitted use, its legal records and its physical development status. Whether you are buying residential land or an SCO property, verification should come before investment expectations.
